I found Dan through YouTube (where he post examples of inspections--it helped out a ton when I was going to showings to weed out properties with major issues) and hired him based on these real-life examples of how we works.
I'm glad I did Dan was awesome! I was a first-time homebuyer who didn't know a truss from a tractor.
Among the many things Dan does extremely well, I wanted to highlight three:
1) He demonstrated true care for my family, not through lofty words, but by his extremely thorough inspection. I could tell he was careful and diligent in his work--because missing something could mean bad news for my family. His report was very detailed and even gave some guidance on remedies. Example: smoke detectors need replaced; replace them with smoke / carbon monoxide detector combo because you don't have a CO detector. (I wouldn't have thought of that myself)
2) He never made me feel silly for asking obvious questions, and even pointed out things I didn't ask about. He knew I was a first-time homebuyer so he tailored his approach. Without that, I would not have had any confidence in understanding being a serious homeowner or if I was making a mistake on the biggest transaction of my life.
3) His communication with me and his coordination with the rest of my team. Again, as a first time home buyer it was a little overwhelming coordinating things between the agent, the mortgage broker, a roofing company, etc. Dan was proactive in his communications with myself and directly with my team--which made everything 10x easier.
Overall, I would recommend Dan to my own mother if she were purchasing a home and will surely employ him again myself when the time comes.
